1. ENERGY CERTIFICATE:
Easily and quickly obtained by a geometra
(surveyor)

Should be
done before marketing your property
(the attestation is required by law on all promotional material).
·
If you
don’t have a geometra we can
recommend one to you or even request the energy certificate on your behalf.
·
A copy of
the energy certificate must be attached to the final contract.
·
A sale
cannot go ahead without it.
Cost: circa E.180 – E.220
2. BOILER SERVICE LOG:
Easily and quickly obtained from the company
who installed your boiler.
·
Your
boiler is meant to be serviced each year (health and safety regulations) and
should be stamped each time to attest to its conformity.
·
A copy of
an updated log book is required for sale.
·
The sale
cannot go ahead without it.
§ Should your boiler log not be up to date or if
you don’t have one, DO NOT DESPAIR.
§ Just call the company (or have us do it) and
explain you need a log book for sale and have them come service it.
§ They will provide you with a new log book and
the necessary documentation attesting to the boiler’s conformity.
Cost: circa E.180 – E.220
3. COMPLIANCE REPORT:
It can
take up to 6 weeks to merely access your property’s paperwork – floor plans,
authorisations etc.. - from the Cortona town planning office.

The goal
of the report is to confront the actual state of your property with the officially
deposited floor plans and to ascertain the permissions authorised for any
modifications made over the years.
·
It can be
done by a geometra or an architect and
will either attest to the property’s conformity – which means your property is
fit for immediate sale - or set out the irregularities which need to be
resolved before completion can take place.
·
It can
take 2-3 months to regularise even the smallest of issues, via what is known as
a ‘sanatoria’. So not something you’ll
want to discover at the last minute with a buyer at your door.
·
It could
lose you the sale.
·
A
compliance report is required by the presiding notary for sale.
·
The sale
cannot go ahead without it.
Cost: E.500-E.1000 + IVA (for ascertaining the compliance status of your property)
