As we descend the hill towards Lake Trasimeno, we arrive at the property”s gated entrance and paved driveway. As we park and exit the car, immediately you are intoxicated by the beautiful garden. As we head into the garden, you can not help but notice the amazing view of Lake Trasimeno and its islands. It really is breathtaking and hard to pull away from. We headed to the swimming pool which again is in a perfect position to enjoy the view to the lake and from the pool you can see the productive olive grove of the property.

As we head towards the house, we venture through the BBQ area which again is an ideal location for evening soirées and al fresco dining with the back drop of the Lake.

We enter the property by french doors into the large, light and airy open plan dining room and kitchen. The kitchen is modern with a central island and has both electrical and traditional cooking equipment, i.e. wood burning stove which also heats the house in cooler months.

From the dining room, there is a snug with french doors to the outside terrace that runs around the whole exterior of the house. Off the other side of the dining room is the downstairs cloakroom, a pantry and a back door to the rear and parking area of the property. 

Through from the dining room, we enter a small hall with the staircase up to the first floor and a downstairs bedroom with an ensuite bathroom and french door access to the terrace with table and chairs.

Taking the stairs up, there is a large living room with it’s own terrace overlooking the gardens, pool and of course the Lake. There is also a open fireplace and balcony to the front of the property.

Off the living room is a small room which can be used as a study.

The three further bedrooms are at the other end of the house, with two being en-suite and with access to the balcony which again offers stunning views to Lake Trasimeno.

There is also a family bathroom on this floor.

Exiting the house from the dining room, we head to the villa’s self contained apartment, with an open plan kitchen dining area, wood burning stove and shower room on the ground floor. Taking to the first floor via the internal staircase, there are a further two bedrooms and bathroom.
